Socimis in Spain are experiencing a boom which is unparalleled in Europe

Almost 10 years after the big property bubble burst, Spain is once again showing how emotional it can get it with bricks and mortar in all its forms. And emotional is the word, because the ‘revival’ of the real estate sector – something which nobody was betting on three or four years ago – is so spectacular that not a day passes when there is not some sort of euphoric news emerging about it. Of course figures are figures and these are more than amazing. If we focus on the Socimis, the protagonists of the property market in this current phase, the truth is the numbers are really impressive.

Can The Solid Recovery Of Spanish Property Market Be Sustainable?

J.L.M. Campuzano (Spanish Banking Association) | The current strong recovery of Spanish housing market has re-opened the debate about its sustainability. Some figures could support it is. According to last Bank of Spain’s data, the net wealth of the Spanish families is rising at 6.9% on a y-o-y basis. It currently exceeds 119.4 % of GDP. As regards to housing wealth, it now means 420% of GDP. Also a better financial position of families with a debt level at 63.4 % of GDP very near the European average.

Spanish Housing Prices Could Rise By As Much As 4%

Non-subsidised Spanish housing prices grew 0.9% on as quarterly basis and 2.2% year-on-year in the first quarter of 2017, according to the statistics on the tax valuation of houses published by the Public Works Ministry. Minister Iñigo de la Serna flagged that it’s the eight consecutive quarter with price rises, although he ruled that there is an overheating in the sector.
